At the helm of innovation

As the Managing Director of Welspun One, Anshul leads a mission-driven team, redefining India's warehousing and logistics landscape. Over the past two decades, he has scaled businesses, identified opportunities, shaped new markets, and contributed to developing over 40 million sq. ft. of warehousing space across India.  

At Welspun One, we develop and manage large-format, Grade A industrial and warehousing facilities that set new benchmarks for efficiency, compliance, and sustainability. Our integrated approach spans the entire lifecycle - from raising capital and land acquisition to design, development, leasing, and management. To date, we have raised USD 325 million (INR 2,775 crore) from more than 1,000 unique investors across two Category II AIFs, building a ~22 million sq. ft. portfolio with closing an AUM of $~1 billion. Some of our most ambitious projects include: 

• Delivered India’s largest sortation center for Delhivery at Bhiwandi
• Building India’s tallest mixed-use urban distribution center at Thane in partnership with World Trade Centre (WTC)
• Building India’s largest single-location port-based warehouse at JNPA 

Before Welspun One, he spearheaded Horizon Industrial Parks (formerly Embassy Industrial Parks), where they built a ~17 million sq. ft. portfolio across 8 cities that culminated in the sector’s largest-ever exit with Blackstone’s acquisition. His leadership journey began at JSW Steel, where he played a key role in establishing a joint venture with Severfield Rowen Plc, UK’s leading structural steel company. 

Beyond business, he is deeply invested in shaping the future of logistics and real estate in India. He serve as the Chairman of the ASSOCHAM National Council for Logistics & Warehousing and leads CII’s Warehousing National Network. He is also a member of YPO. 

Sudeep Mehrotra has joined us as CEO - Asset Management, bringing over two decades of experience in logistics-real estate and transport infrastructure. He has successfully led transformative ventures across India, the Middle East, and South East Asia. 

 His professional journey includes spearheading PPP initiatives in ports and airports, driving business development at APM Terminals, and playing a pivotal role at Alvarez & Marsal as Managing Director in Infrastructure and Logistics. Sudeep's diverse experience includes holding key positions at KPMG and PWC. Noteworthy assignments involve managing supply chain design and rollout across sectors such as steel, cement, pharmaceuticals, telecom, FMCG, FMCD, and government reforms. 

Sudeep is a graduate of IIM Lucknow with an engineering background. 

Divya brings to our team extensive experience spanning 24 years encompassing various areas, including Finance operations, FP&A, ERM, ERP system implementation, IPO, QIP, and change management. She has had the privilege of working in multicultural environments across manufacturing, publishing, and the infrastructure industry. 

Before joining our team, she held key positions such as President Finance at M3M India and CFO at IndiGrid, India's first power transmission InvIT, sponsored by Sterlite and KKR. She has also contributed her skills and knowledge to organizations such as Sterlite Power, ATS Infrastructure, Elsevier, and Imaje India. 

Divya completed her Bachelors of Commerce from Delhi University and is a qualified Chartered Accountant.

Dinesh joins our team with a distinguished 27-year career in the real estate sector, demonstrating a proven track record in high-rise and luxury residential/mixed-use developments, strategic project planning, and township development. 

He holds a Bachelor of Engineering degree from Andhra Pradesh University. 

At Welspun One, Dinesh will lead the strategic development of mixed-use urban logistics solutions, ensuring alignment with the dynamic needs of our customers and the logistics industry.

Ramandeep has over 20 years of experience working with leading brands across the financial services and manufacturing industries. He started his financial services career with HSBC as a wealth manager and then moved to the AMC industry working with brands like ICICI Prudential AMC, Religare Global Asset Management and IIFL Wealth and Asset Management. Prior to joining Welspun One, Ramandeep was with Motilal Oswal AMC as Executive Group Vice President – National Sales Head (Wealth & Banking Channel). 

Ramandeep has rich experience of fund raising in diverse product offerings that include Listed Equity, Private Equity, Real Estate funds, Structured Debt, Edu-Infra Reits etc through diverse distribution channels across domestic and international markets. He is a Business Management graduate from TAPMI, Manipal and CFA Level II candidate.

Kiran brings on board a rich and varied legal experience of 15 years spanning corporate and commercial transactions, investments, regulatory matters and disputes. 

 Prior to joining Welspun One, he was helming the legal functions at KKR India Asset Finance Limited as Head Legal. At KKR he was responsible for all legal matters pertaining to the NBFC and its AIF platform including investments, regulatory matters, governance structures and stakeholder management. 

He has also worked with TT&A, Altico Capital, Credit Suisse and ICICI Bank. 
Kiran has completed his B.A. LL.B. from Hidayatullah National Law University, Raipur. 

Ejaz has over 20 years of experience in the real estate and construction industries and currently leads the Business Development, Leasing, and Customer Relationship portfolios at Welspun One. In this role, he plays a pivotal part in offering customized solutions and delivering significant value to clients. Ejaz excels in driving business growth, optimizing leasing operations, and enhancing customer satisfaction, ensuring long-term partnerships with clients and stakeholders. 

 Before joining Welspun One, Ejaz led Sales & Business Development at Zamil Steel Buildings India Pvt. Ltd., where he successfully delivered over 35 million square feet of warehouses and factories. He has also held a key leadership position at JSW Severfield Structures Ltd., a joint venture between the JSW Group and Severfield-Rowen plc. 

Ejaz maintains a strong network of relationships with corporates, customers, international property consultants (IPCs), channel partners (CPs), and third-party logistics companies (3PL). His contributions to the logistics and industrial warehousing sectors continue to make a significant impact. 

Ejaz holds a Civil Engineering degree from Visvesvaraya Technological University (VTU), India.

Pankaj Gupta, Chief Operating Officer, Welspun One is responsible for end-to-end P&L ownership across all product lines - Proxima, Pulse, and Gateway. In this strategic role, he oversees construction, leasing, asset management, facilities, and EHS, while partnering closely with the CFO to ensure financial discipline and cash flow alignment.

A seasoned leader with over 25 years of experience across real estate, asset management, manufacturing, retail and hospitality, and property management, Pankaj brings sharp operational acumen and a strong institutional mindset to the table.

He has spent over 18 years in commercial real estate, most recently as CEO – Commercial Real Estate at Oberoi Realty. Prior to that, he spent 17 years with Mindspace REIT (K Raheja Corp), where he played a pivotal role in building and managing large-format IT parks and SEZs across India’s top metros. Pankaj’s expertise spans SEZ compliance, leasing, stakeholder engagement, and business transformation.

A Chartered Accountant by training, Pankaj also holds a Post Graduate Diploma from IIM Kozhikode and a Bachelor’s in Commerce from Sydenham College, Mumbai.

Shailesh Agrawal is the Head of Fund Performance and Strategy at Welspun One, where he drives investment performance, strategic growth, and value creation. With a strong background in private equity and corporate advisory, he brings a keen analytical approach to optimizing fund outcomes and enhancing investor confidence. 

Prior to Welspun One, Shailesh worked at Bain & Company, advising leading businesses on high-impact strategic decisions, and as a Director at Alvarez & Marsal (A&M), specializing in private equity and corporate advisory. His expertise also spans roles at Tata Strategic Management Group and Deloitte Consulting, where he honed his skills in business strategy and operational excellence.
