Assistant Manager / Manager – Design


To oversee and manage the design and tender documentation process, ensure adherence to statutory and quality standards, drive value engineering principles, and support digitization initiatives. This role ensures project efficiency, compliance, and innovation while collaborating with consultants, contractors, and internal teams. 

Key responsibilities

Design and Documentation Review:

  • Review designs, BOQs, and tender documents from consultants to provide timely feedback. 
  • Ensure adherence to quality standards and alignment with project objectives.

Liaison for Statutory Approvals:

  • Coordinate with liaisoning consultants to ensure GFA designs comply with statutory requirements, including DCR and project configuration.  

Value Engineering:

  • Apply principles of value engineering to optimize design, BOQ, and tender documents while ensuring cost-effectiveness. 

Problem-Solving and RFIs:

  • Provide out-of-box solutions for design requirements and respond to RFIs from design coordinators and internal teams. 

Standardization and Updates:

  • Develop and maintain standardized designs, drawings (e.g., PEB, MEP, interiors), and customer menu offerings. 
  • Oversee a repository of as-built drawings with annual updates. 

Digitization and Innovation:

  • Support initiatives to digitize design workflows and tools, such as AutoCAD.

  • Adherence TAT (Turnaround Time) for design and tender document reviews 
  • Feedback rating from internal stakeholders on design quality and alignment with project objectives 

Liaison for Statutory Approvals

  • Compliance rate with statutory requirements (e.g., DCR and project configurations) 
  • Average time taken to resolve statutory compliance queries 

Value Engineering

  • Number of value engineering initiatives implemented per quarter 
  • Estimated cost savings achieved through value engineering (% of total project cost) 

Problem-Solving and RFIs

  • Resolution rate for RFIs (Requests for Information) within agreed timelines 
  • Feedback rating from stakeholders on the effectiveness of solutions provided 

Standardization and Updates: 

  • Completion of design standardization documentation (PEB, MEP, interiors, etc.) within specified timelines 
  • Annual refresh rate of as-built drawings and repository updates 

Digitization and Innovation

  • Number of new digital workflows/tools implemented (e.g., AutoCAD customizations) 
  • Utilization rate of digital tools by team members 
  • Feedback from internal teams on the efficiency of digitized workflows 

Customer-Centric Solutions 

  • Number of customized visual designs or presentations delivered to customers 
  • Customer satisfaction scores for visual solutions provided 

Collaboration and Leadership 

  • Cross-functional collaboration effectiveness rating 
  • Number of training sessions conducted for the team on design and digital tools 

Educational Requirement and Work Experience

Education Requirements: 

  • Bachelor's degree in Architecture or related field. 
  • Years of experience: Minimum 10 years of experience in architectural design, project coordination, or construction management. 

Work Experience Requirements: 

  • Candidate should have completed one life cycle of large development. Knowledge of steel structures and logistic facility. 

Tools and Technology: 

  • Proficiency in design tools like AutoCAD, Revit, and project management software. 
  • Familiarity with statutory compliance standards, building codes, and regulations. 

Collaboration: 

  • Work with consultants, contractors, internal design teams, and leadership to ensure smooth project execution
