Manager / Senior Manager – MEP
The Manager / Senior Manager - MEP will be responsible for ensuring technical excellence in
mechanical, electrical, and plumbing (MEP) designs, compliance with regulatory requirements, and value engineering to optimize project efficiency. This role requires close collaboration with internal and external stakeholders to provide technical solutions, review designs, and drive continuous improvements in building specifications and engineering processes.
Key responsibilities:
Technical Review & Design Optimization:
- Provide technical assistance to the site and proposal support team by reviewing designs, BOQs from architectural consultants, and ensuring optimal technical solutions.
- Ensure adherence to Turnaround Time (TAT) for internal review of designs and site proposals.
- Identify and resolve site issues requiring technical intervention.
MEP Drawing & Documentation Management:
- Review and ensure the accuracy of MEP-specific documents, including concept designs, RCC drawings, and leading design solutions.
- aintain compliance with internal standards, ensuring >95% accuracy in drawings and tender documents.
Concept Design & Value Engineering:
- Conduct variance analysis between concept and final design, optimizing design layouts and methodologies.
- Drive cost savings through value engineering and specification optimization while maintaining quality standards.
- Implement advanced engineering techniques such as DSR* and Straight Line Diagrams.
Compliance & Risk Mitigation:
- Ensure adherence to WOLP MEP specifications, IS codes, and local/regional regulations, maintaining 100% compliance.
- Track and mitigate design-related risks, ensuring statutory requirements are met.
Stakeholder Coordination & Reporting:
- Act as a liaison between internal teams, consultants, and vendors to ensure smooth execution of MEP projects.
- Generate reports on cost savings, compliance adherence, and project timelines for senior management.
Standardization & Best Practices:
- Develop standardized base building specifications and offerings to optimize costs while ensuring alignment with industry best practices.
- Contribute to the annual refresh of design principles and standards to enhance project efficiency.
Continuous Learning & Technical Advancement:
- Stay updated with the latest advancements in MEP engineering and implement best practices to enhance project execution.
- Conduct knowledge-sharing sessions with internal teams to upskill staff and drive innovation in MEP design solutions.
Metric type (Indicative):
Provide technical assistance to site & proposal teams by reviewing designs and offering solutions:
- % Adherence to TAT for internal review of designs from proposals, site team

Review and ensure accuracy of MEP-specific documents, including concept design, RCC drawings, and estimations:

Ensure value engineering and design optimization:

- Number of value engineering proposals given per month.
- Average TAT for reviewing each structural design.
Ensure compliance with regulations and risk mitigation:
- % Compliance to all WOLP MEP specifications, IS codes, and local/regional regulations
Provide technical inputs to address queries during investment & leasing proposal:
- Feedback rating (1-5 scale) by Project Head
Develop standardized base building specification and offerings to customers with cost, design principles, and best practices:

Upskill self and keep updated with tech advancements and value engineering practices:
- Feedback rating (1-5 scale) by Project Head
Educational Requirement and Work Experience:
- 10-12 years of experience in MEP functions within the Real Estate sector.
- Preferred: Electrical engineering background; Added Advantage: Mechanical experience in firefighting & public health.
- Strong understanding of design principles, vendor management, material selection, site execution, and cross-functional coordination.

- Knowledge of MEP construction and subcontracting (electrical and controls preferred).
- Knowledge of energy efficiency, performance contracting, commissioning, BIM or green building is a strong plus.
- Proven track record on completing projects.
